The Inn

The inn is comprised of two large suites in the Carriage House and three bedrooms in the upstairs of the main house. Each room is completely unique in size, décor, location, and features. Please review the room descriptions carefully to ensure you find your perfect stay! Every room has access to a kitchenette and includes morning coffee or tea in the cafe.

Inn Policies

  • Check-in: at or anytime after 3 PM
  • Check-out: by 11 AM

Guests are invited to enjoy the inn’s common areas prior to check-in or following check-out. Complimentary luggage storage is available.

Before booking your stay, please read room descriptions carefully to ensure the room you choose best suits your needs.

  • Cancellations: As a small inn, we are greatly affected by cancellations and changes with short-notice. Our cancellation policy provides a return of the deposit, less a $40 per room cancellation charge, if a reservation is canceled 14 days or more prior to the check-in date. Deposits for reservations canceled fewer than 14 days prior to the check-in date are non-refundable, regardless of reason. Guests who cancel less than 48 hours prior to check-in time (3:00 PM), depart early, fail to arrive, or arrive late are responsible for the full reserved stay.

Heritage House is not responsible for travel disruptions, weather conditions, airline cancellations, road closures, illness, emergencies, or other circumstances beyond our control that may affect your travel plans or ability to keep your reservation. Travel insurance is recommended to protect against unexpected cancellations or changes.

  • Rescheduling: Reservations may be moved up to 14 days prior to your arrival less a $15 processing fee. Moving a reservation within 14 days of arrival results in an $40 processing fee per room. Any reservation that has been rescheduled becomes non-refundable.
  • Deposits and Payment:

    A deposit equal to 50% of the total reservation amount is collected at the time of booking. The remaining balance is charged on the day of check-in.

    A valid credit card is required and will be kept on file for incidental charges or damages. Heritage House reserves the right to charge the card on file for damage to the room, excessive cleaning, missing items, smoking violations, unpaid balances, or other charges incurred during or resulting from the stay.

  • Children: Our historic property and antique-filled rooms are best suited for children over the age of 12; however, younger children are welcome to stay at the discretion of their parent or guardians.

    A portable crib is available upon request and should be reserved in advance.

  • Occupancy: Each room comfortably sleeps 2; rates quoted are based on single or double occupancy. There is no charge for infants under 2 years of age. Our Carriage House rooms can accommodate a 3rd guest on a roll-away bed. This should be booked in advance, will incur a charge of $40 per night, and is subject to the availability of the extra bed. 
  • Pets: Small pets are permitted in the Carriage House King room only and incur a per pet/per night fee of $45. A maximum of 2 pets are allowed. This must be reserved with booking. Food and water dishes can be placed in the room, if you like. Pets may not be left unattended in the room at any time.

    Pets are not permitted in the main house guest rooms, with the exception of ADA-protected service animals. Evidence of a pet in a guest room other than the Carriage House King room will result in an additional cleaning fee of $200.

    Equine Boarding Policy: We offer self-care, facility-access-only overnight stabling. We provide the stalls/paddocks only; all feeding, watering, turnout, and stall cleaning are 100% the responsibility of the guest. Please note that New Mexico law dictates strict liability rules for equine activities (NMSA 1978, § 42-13-4). All guests traveling with horses are required to physically sign our full Equine Liability Release and Care Waiver at check-in. Horses may not be unloaded from trailers until this document is signed and on file with management.
  • Smoking: Smoking is prohibited in all guest rooms and on adjoining decks. Smoking is only permitted in the wider expanse of the yard, away from eating spaces and guest rooms. Evidence of smoking in a guest room or guest patio will result in an additional cleaning fee of $200.
  • Quiet Hours: To ensure a peaceful environment for all guests and our neighbors, we kindly ask that noise be kept to a minimum between 10 PM and 8 AM.
  • After-Hours Support Fee: Guests are advised that after-hours assistance may incur a $60 service charge when an employee is required to come on-site to resolve an issue caused by the guest, including but not limited to:
    • Lost or misplaced room keys
    • Triggering the stairwell emergency exit alarm during a non-emergency

This fee does not apply when the issue results from an error or responsibility of the Inn.

  • Parking: Up to 2 standard vehicles are permitted overnight per room, free of charge. 

RVs and oversized vehicles, 35 foot max, are permitted in the main lot with a $25/night charge. They may not be used as a dwelling place or sleeping accommodation while on the property; guests must have a room booked within the hotel for their stay.

Equine Boarding

Traveling with horses? We love welcoming equestrians!

We offer exclusive self-care equine boarding and trailer parking on-site. To ensure the safety and comfort of your animals, we host only one group at a time, meaning you will have private, exclusive use of our facilities during your stay.

Our Equine Facilities Include:

Stabling: 3 shaded, outdoor stalls plus a small turnout/large 4th stall. Equipped with an easily accessible water spigot. Accommodates up to 4 equines.

Parking: On-site trailer parking.

Please note: We provide the facility only. Guests are 100% responsible for all feeding, watering, and stall cleanup. An Equine Liability Waiver must be physically signed at check-in before unloading.
